Intracorp, which has its roots in Vancouver B.C., recently broke ground on 81 new townhomes in Shoreline, Wash., located 9 miles north of downtown Seattle. The site for the new development will provide easy access to the coming-soon Shoreline South/145th Street light rail station and is close to Interstate 5. The light rail system will offer a 15-minute commute to Seattle.
The new development is currently unnamed but will consist of two, three- and four-bedroom floor plans ranging in size from 1,300 to 2,400 square feet, complete with top-floor bonus rooms, full-floor master suites, decks, and attached garages. Prices will range from $700K–$900K with a projected opening date of late 2021.
The project will replace 15 single-family homes with agreement by Intracorp to update the surrounding streetscape with turn lanes, bike lanes, medians, and sidewalks. Helping the city to add density while addressing mobility issues is part of the program.
“With this community being within a transit-oriented sub-area, we wanted to make sure our home design was sensitive to the existing neighborhood while creating a smooth transition from old to new,” said David MacDuff, Intracorp development vice president. “By creating higher density housing options near rapid transit, incoming residents will have the rare opportunity to be within 20 minutes of downtown Seattle while being walking distance to the slew of mixed-use and commercial services already planned for this area.”
Project design by Milbrandt Architects, based in Kirkland, Wash., is leaning toward Northwest contemporary style. The units will feature porches, decks, and outdoor living spaces. The developer plans to include five greenspaces that sit above street level and preserve the existing trees on-site. Indoors, look for laminate floors, stained and painted wood cabinetry, quartz countertops, glass tile backsplashes, steel railings, and stainless steel appliances. The first homes are expected to be ready for occupancy next summer.
