Following the approval of a zoning change from the Mesquite, Texas, City Council, Huffines Communities has announced its plans to build the largest master-planned community in the city’s history, Solterra, set to include an estimated 3,900 homes across 1,424 acres at full build-out.

In a nod to the location’s history as Lucas Farms, the Solterra community will protect and restore the pecan groves, orchards and pasture areas. Homes at Solterra will range between 1,200 to 6,000 square feet in size, priced from $280,000 up through the high $400,000s, with a full community tax value of more than $1.6 billion upon completion.

“This is one of the biggest projects we’ve done, and we’re thrilled to make this a wonderful place to live and play as the home building market continues to sizzle,” says Donald Huffines, co-owner at Huffines Communities. “Mesquite continues to see explosive growth, and Solterra will meet this demand with quality homes reminiscent of the quiet comfort of small-town living complete with community-centered amenities.”

Community amenities will include a full resort-style pool complex with an adult pool, lap pool, a pool with slides, and a kids' pool with splash pad; a large sand beach with access to the lake; and miles of hiking and biking trails. The central amenity center will offer a coffee shop, community gathering rooms, offices with covered balconies, and a fitness facility with state-of-the-art equipment. Phase 1 is expected to deliver between 650 and 750 lots by spring 2022.

“Huffines Communities are known for bringing a unique style, and Solterra will be no different,” says Mesquite city manager Cliff Keheley. “We’re excited to get this project underway. More than 40% percent of the area is planned as open space. This will include usable open spaces within a quarter mile of every Solterra home. Trails will be provided throughout the community, and they will connect with the Mesquite Heritage Trail network of walking and biking paths.”
