Sara Carbonell, director of marketing for Amblebrook, CCD Rock Creek, shares how research-driven planning, early amenity investment, and a focus on social engagement are shaping the next generation of 55-plus living.

She says, “What’s perhaps most important is that Amblebrook wasn’t designed for residents—it continues to be shaped with them. The community evolves because the people within it evolve. That adaptability is what gives it longevity and relevance.”

Below, Carbonell breaks down the thinking behind key decisions, and what they signal about where the 55-plus market is heading.

How did you define the right geography for Amblebrook at Gettysburg, and what does its appeal to buyers from the tri-state and D.C./Baltimore areas say about how active adults are rethinking where they want to live today?

Gettysburg, Pennsylvania, is rich in history and culture and offers small-town charm alongside modern conveniences. Its location is also very convenient—Gettysburg’s proximity to major metro areas in Maryland, D.C., Virginia, and the broader Mid-Atlantic region make it easy for residents to stay connected to the cities they moved from. These elements resonate deeply with today’s active adult, who is less focused on the traditional retirement model of slowing down and far more focused on maintaining a high quality of life.

What we’re seeing from buyers across the tri-state and D.C./Baltimore regions is a willingness to trade a larger home for meaningful social connection. Proximity to children and grandchildren remains a top priority for our buyers, and the greater Gettysburg area delivers that access to the major metro areas where they live, along with offering a wide range of activities to enjoy. On top of that, the lifestyle at Amblebrook is truly unmatched. With programming centered on health and wellness, lifelong learning, and more, it’s a community designed for people who want to live full lives.

One of the biggest things we learned is that healthy aging is deeply connected to social engagement. People thrive when they feel connected—to neighbors, to activities, and to a sense of purpose.

That shaped a lot of the planning decisions at Amblebrook, from walkability and green space to how amenities are laid out and programmed. We wanted the community to create natural interaction throughout the day, not just during scheduled events. The goal was to design an environment where connection happens organically.

You invested more than $25 million in amenities early, ahead of traditional absorption timelines. Why lead with that level of investment?

We wanted people to experience the lifestyle they bought into from day one, instead of asking them to buy into a future promise.

Making that investment early created confidence and credibility, because residents could immediately see and experience what the community was going to be. It also helped establish a real community culture early. When people move into a place that already feels active, complete, and energized, participation follows naturally.

With more than 2,000 events and over 50 resident-led clubs, Amblebrook has a participatory culture. How do you balance structure without over-programming?

We focus on creating opportunities, spaces, and support systems that allow residents to pursue the things they’re interested in and even create new groups and hobbies of their own. A lot of the energy within the Amblebrook community is resident-driven, which keeps it authentic and constantly evolving.

We don’t really think about it as “over-programming” because engagement is personal. Some residents want a full calendar every day, while others participate more selectively. The key is offering enough variety that there’s truly something for everyone.

You often describe Amblebrook as more of a wellness resort or learning campus than a retirement community. What does the next chapter of wellness look like for 55-plus communities?

Wellness today goes far beyond physical health. It’s also about purpose, mental stimulation, creativity, relationships, movement, and overall fulfillment.

The next generation of active adult communities will be less focused on aging, retirement, and slowing down, and more focused on growth and lifestyle. People want environments that support continued learning, social connection, health, and experiences that keep life interesting and meaningful.

At Amblebrook, wellness isn’t confined to one amenity or program. It’s built into everyday life and the overall culture of the community. That’s where we believe the future of active adult living is headed.
