The Research Triangle area of North Carolina is a hot home building market, with families and young singles moving to the region's small towns, including Apex, Cary, Holly Springs, and Morrisville.

Toll Brothers is capitalizing on the popularity of the region with its 75-home Jordan Pointe master-plan community in New Hill, N.C., which opened for sale in October 2018. At completion, the neighborhood will feature six different single-family luxury home designs – each offering hundreds of personalization options for buyers and their specific needs. The community will include a dog park, walking trails, outdoor swimming pool, and cabana-style community gathering areas.

Here, BUILDER talks with Ted Pease, Raleigh division senior vice president at Toll Brothers, about why the company is bullish on New Hill.

BUILDER: Why is the Triangle an appealing area for home buyers?
A: The Triangle region, comprised of the tri-cities anchored by major research universities in Raleigh, Durham, and Chapel Hill and surrounding suburbs, is one of the fastest growing areas in the country. The Triangle region is enticing new residents with strong job growth, excellent schools, and high quality of life at an affordable price point in comparison to other major business regions. The entire Triangle is growing at a steady pace, and the Raleigh metro area is expected to increase by 72% by 2040.

The Research Triangle Park, a first-of-its-kind research campus established over 50 years ago, spans over 7,000 acres and is home to nearly 200 companies including SAS, Cisco, IBM, and Lenovo. The Triangle area is also home to more than 500 startups and has a deep pool of talent to choose from with the nearby universities and growing infrastructure.

In addition to plenty of employment potential, the Triangle-area offers an ideal place to raise a family with its excellent weather, healthy real estate market, top-notch education, arts and culture, recreation, and more.

BUILDER: How are you designing your homes and communities to appeal to families?
A: In Jordan Pointe, a master plan community with multiple builders, homeowners can enjoy numerous amenities right in their own backyard. All homeowners have exclusive access to walking trails, a cabana-style clubhouse, outdoor swimming pool, basketball court, multi-purpose field, dog park, community fire pit, and picnic area. Additionally, Jordan Pointe is located just minutes from Jordan Lake for fishing, hiking, boating, and water sports.

Toll Brothers carefully selected its product offering in Jordan Pointe to cater to the family demographic. The six spacious, single-family home designs offered feature to modern, open-concept floor plans, master up-and master-down plans, large kitchens with oversized islands ideal for entertaining, bonus rooms, 4-6 bedrooms, spacious master suites, spa-like master baths, outdoor living space, and more. Each home design offers a wide range of personalization options, so each buyer can tailor to the needs and wants of their family.

BUILDER: How are you marketing New Hill homes to draw in buyers who may not have heard of the town?
A: New Hill is truly an up-and-coming area for new home construction in the Triangle. With new construction not as readily available as it once was in neighboring Cary and Apex, we are focusing on advertising the many benefits of New Hill–nearby recreation and entertainment, commuting access, private natural surroundings, and more. We are also working hard to educate area realtors on the benefits this new area offers for their clients. We want to convey the message that you can enjoy convenience without sacrificing privacy and a natural setting.
