McWhinney and AHV Communities will be co-developing build-for-rent homes at McWhinney’s 1,100-acre Baseline community in Broomfield, Colorado, and at Kinston, within the 3,000-acre Centerra master-planned community in Loveland, Colorado. The companies plan to break ground on 240 homes within the Kinston community this year and have plans to deliver 242 homes in the Baseline community.

Baseline plans to offer two rental townhome floor plans: Finley and Grayson. The Finley floor plan averages just under 1,400 square feet and is anticipated to open in early 2023, while the Grayson floor plan, averaging 1,800 square feet, is anticipated to be available in late 2023.
Baseline is anticipated to include residential, dining, retail, office, industrial, and medical services alongside miles of trails and biking paths. The community is located at the junction of Interstate 25, Northwest Parkway, and Highway 7. McWhinney’s development plans for Baseline call for approximately 9,200 home options and up to 8 million square feet of commercial space at full build-out.
Kinston has plans to launch the VellaTerra paired-home floor plan offering approximately 1,345 square feet in early 2023. Kinston is the newest residential village in the Centerra master-planned community. At full build-out, Kinston plans to deliver 2,800 estimated home sites and will become apart of Centerra’s Certified National Wildlife community, according to McWhinney.

The Finley, Grayson, and VellaTerra rental homes will be managed and maintained on site to ensure top customer service to prospective and current residents, according to AHV Communities. Each community will be outfitted with a suite of on-site amenities, including a pool, a fitness center, and a community center. Additional amenities are planned to include outdoor spaces and game courts, barbecue and picnic areas, spa jacuzzis, bike rooms, and conference rooms.
