
Located in the coastal center of Orange County, Newport Beach, Calif., has long been known for its 8 miles of Pacific Ocean coastline, where local residents enjoy fishing, swimming, surfing, and several other aquatic activities. The city has an estimated 87,000 permanent residents, but during the summer months, the population can grow to more than 100,000, according to the city’s local government website.
With select streets lined with classic California bungalows and others with newly built modern wonders, the city attracts people of all types, from laid-back surfers to Hollywood elites. Its pocket neighborhoods each have their own distinct character and appearance, with the heart of the city focused on the harbor and beach.

On the north side of the city in a neighborhood called Newport Shores, Sailhouse, a local real estate and development firm that also specializes in designing and building new custom homes in the area, completed two new coastal chic residences at 210 and 210.5 Orange Street.
The lot previously housed a small beach bungalow from the early 1950s with one bedroom and one bath. With several new modern restaurants, coffee shops, and shopping opportunities in the area, the developer purchased the property—just steps from the ocean—with the intention to redevelop the lot for two new, front-and-rear units featuring contemporary finishes and private rooftop decks.
“Over the years, the city of Newport Beach continues to be redeveloped and by redevelop, I mean exactly what happened here,” says Pat Patterson, founder and CEO of Sailhouse. “You have a post-war 1950s beach bungalow for a single family reimagined into roughly 3,100-plus square feet and two new townhomes.”
With the property already zoned for two units, due to its location between Pacific Coast Highway and Newport Shores Drive, the design team just had to settle on the floor plan layout and decide on finishes that would attract a buyer looking to take advantage of the modern, yet coastal, lifestyle.

210 Orange Street
Built long on the lot, the front unit—210 Orange Street—is approximately 1,769 square feet with three bedrooms, 2 1/2 baths, and a 278-square-foot rooftop deck.
A bright orange front door welcomes residents into the main living space on the ground level, while two enclosed one-car garage spaces and one-car covered carports, placed tandem to the garages on the rear side of the lot, allow each unit to house two cars.

Inside, the modern three-story staircase is a focal point of the residence with its iron railing and wooden treads, while a floor-to-ceiling gas fireplace in the great room offers different materiality, but adds additional clean, contemporary lines to the space.
The kitchen features a large stainless steel range, a stainless steel trough sink, and an integrated refrigerator and dishwasher hidden behind European-style flat front cabinets that continue throughout the home.

“We call the design style ‘industrial beach,’ which is a mix of hip, urban, modern design with some natural beach elements thrown in,” says Patterson. “Whether potential buyers are surfing, exercising on the beach, or paddleboarding, we thought they would want to take advantage of being close to the beach and having that lifestyle.”
To add vibrancy to the neutral color palette, Sailhouse collaborated with Anthology Interiors, a luxury interior design firm in Corona del Mar, Calif., to develop a bright and airy atmosphere that feels like a “refined coastal bohemian escape.”

DJ | Art House Project also curated contemporary art installations to accentuate and complement the design. The front unit features a collection of artworks from Serge Armando, a distinguished French painter known for his vibrant, kinetic paintings.
The master bedroom and two secondary bedrooms are located on the home’s second level with one master bath and a shared guest bath.

Although the unit’s living spaces are spread across three floors, the team still emphasized indoor-outdoor living with a small patio on the ground level, accessed either by the front walkway or from inside through a stackable slider.
Generous outdoor entertaining and living space was added to the third floor with the addition of the rooftop deck. At the top of the stairs, the owners have their own covered cabana with a built-in fireplace that provides a place to lounge in the shade. Plus, the deck extends out to an uncovered area that offers ocean views and sunny skies.

210.5 Orange Street
The rear unit—210.5 Orange Street—spans approximately 1,390 square feet, also with a large private rooftop deck, three bedrooms, and two baths.
With the garage and carport areas located on the ground level in the rear, the unit’s floor plan differs slightly from the front residence. The main living is located on the second level and accessed by a staircase from the garage. Two guest bedrooms and a bathroom make up the rest of the second floor, and the master bedroom and bath are on the third level.

In addition to the master, the third floor also boasts a 369-square-foot, open rooftop deck with a built-in fireplace. Unlike the front unit, the deck can be accessed privately from the master bedroom through a set of sliders and from another door at the top of the stairs.
Material choices mirror the selections in the front unit, including the iron railing, white flat front cabinets, European oak flooring, matte black fixtures, and Pental quartz countertops, but also differ slightly in color and shape to make the residence its own.

The art pieces in 210.5 Orange Street emphasize a sophisticated surf lifestyle, featuring a hand-painted surfboard and diptych by artist Carolyn Johnson.
“It was inspiring to create new residences in Newport Shores,” says Patterson. “My wife lived in the neighborhood when she was younger and always told me it would be a great community for us to do a project.”

Since completion in March 2020, both units were put on the market and sold for over $1 million each.
