Minto Communities to Bring Latitude Margaritaville to Texas

The Galveston Bay site will represent the fourth Latitude Margaritaville community.

Across the Latitude Margaritaville portfolio, signature amenities include a Town Square with a bandshell for live music and dancing, a Fins Up! Fitness Center, Latitude Bar & Chill restaurant, Workin’ N’ Playin’ Center, Last Mango Theater, Paradise Pool, Changes in Attitude poolside bar, tennis, pickleball and bocce ball courts, a Barkaritaville Dog Park and Pet Spa, and more.

Minto Communities and Margaritaville Holdings announced plans to expand the award-winning active adult community concept Latitude Margaritaville to Galveston Day in Texas. 

The plans would represent the first Latitude Margaritaville community in the state and the collaboration’s first development in Texas. The Texas City Commission recently approved the Planned United Development (PUD) and Development Agreement (DA) for the approximately 1,318-acre property. 

“This is an exciting milestone for Minto as we expand into Texas and introduce Latitude Margaritaville to the greater Houston market,” said Minto Communities division president, acquisitions and development, Dutch Neuweiler. “We appreciate the thoughtful engagement and support of Texas City officials throughout this process and share their vision for creating a community that will have a positive impact well beyond its boundaries.”

Latitude Margaritaville communities are developed by Minto Communities under license from Margaritaville and are designed around a shared passion for tropical escape and relaxation. 

Minto Communities and Margaritaville announced their initial partnership to develop Latitude Margaritaville communities in 2017. After the first community in Daytona Beach, the brand has expanded to Hilton Head, South Carolina and Panama City Beach, Florida. 

Since then, the portfolio has grown across multiple states and Latitude Margaritavilla was recently named Zonda’s 2026 Master Plan of the Year

Plans for the Galveston Bay community call for approximately 3,500 residences across single-family, village, and cottage home styles alongside the resort-style amenities Latitude Margaritavilla communities are known for.

Texas City’s Galveston Bay site was selected for the region’s broad appeal and its proximity to Galveston Island and area beaches, major highways, airports, cruise ports, retail, healthcare, and continuing education.

With the PUD and DA approved, Minto will submit plans to Texas City for the sales center and model park area, the first phase of development and the amenity site. The company is targeting the first quarter of 2028 for the grand opening of the sales center and model park.
