With the year nearing a close, Zonda’s Tampa Dealmakers event will help shed light on the developments that shaped the Florida market in 2026 as well as the trends that will influence the region in the year ahead.

For the nation’s 10th largest new-home market, investment in both residential development and employment centers remain active across the metro. While new-home sales have trended downward in 2026, continued investment provides reasons for optimism in Tampa’s outlook.

Tampa Brass & Aluminum recently announced a $58 million headquarters expansion that is expected to add 50 high-wage jobs to the region, while larger projects in the Tampa region continue to move forward. A $500 million mixed-use district, Uptown Landing, broke ground in September at the University of South Florida, and a $205 million redevelopment of the spring training complex for the Philadelphia Phillies in nearby Clearwater is underway.

Housing activity, however, has softened. New-home starts are down nearly 10% compared to the same period in 2025 and closings are down a double-digit percentage on a year-over-year basis as well. The median closing prices for new and existing homes are essentially even in Tampa at around $375,000.

New community openings as well as build-to-rent investment provide reasons for optimism about the market’s near-term outlook. However, a decline in permitting revenue has created a funding gap for Tampa’s development services prompting consideration of higher permitting and development fees that could increase costs of future projects for builders and developers.

At the Tampa Dealmakers event, Zonda advisory experts Susan Heffron, Ali Wolf, Nicollette Chapman, Tim Sullivan will provide a national and regional perspective. Leaders from Mattamy Homes and Homes by WestBay will share insights from on the ground in Tampa.

The Tampa Dealmakers event will take place on Oct. 30 at the Armature Works in Tampa. Register here.
