Over the past decade, Seattle’s finished vacant inventory has typically fluctuated within a relatively narrow band, reflecting disciplined lot development and strong buyer demand. That balance has shifted materially.

According to Zonda’s proprietary new-home data, finished vacant inventory in the Seattle market climbed sharply through 2024 and 2025, reaching levels that now sit well above historical norms. By Q1 2026, finished vacant inventory is more than double where it stood during much of the late 2010s, and meaningfully higher than any pre-pandemic peak.

Finished vacant inventory months of supply, shown alongside unit counts, tells a similar story. Historically, months of supply remained low and stable, reinforcing the sense of balance between production and demand. In contrast, recent readings show months of supply climbing alongside finished vacant inventory, signaling that the increase is not merely a short-term fluctuation in units, but a broader shift in market conditions.

This change does not appear to be tied to a single quarter or isolated event. “The data points to a sustained build up over multiple years, which has reshaped how supply looks on the ground,” says Ali Wolf, chief economist for Zonda and NewHomeSource. “Finished vacant inventory is no longer an outlier or a temporary byproduct of timing, but a characteristic of the current cycle.”

Seattle’s finished vacant inventory profile has moved into uncharted territory relative to the past decade. While the data does not speak to future outcomes, it clearly documents how the supply side of the market has evolved, and why finished vacant inventory has become a central metric to watch in the current environment.
