WCI Communities is building a 105-home community surrounding Lake Mary Lou, which straddles Hillsborough and Pasco counties in Lutz, Florida.

The new community will feature lakeside home sites where homeowners can enjoy canoeing, kayaking or using a boat with a small motor, just outside their back door. The homes began selling on Nov. 23.

Prices start in the $300s for the smaller home sites in the Pasco County portion, called The Arbors. On the gated Hillsborough County side, The Estates, the homes will start in the $500s.

Lakefront homeowners have the option to build docks on the peaceful 35-acre Lake Mary Lou ranging from 500 to 1,000 square feet, once construction is complete. Boats with motors will be allowed but are restricted to 5 horsepower to protect the environment.

This new lakeside community will feature tile roofs, brick paver driveways, intricate exteriors and quartz or granite countertops. The floor plans range from the three-bedroom and two-bathroom Sterling at 1,623 square feet, to the four-bedroom, 3.5-bathroom Solana at 4,193 square feet.
