One year after its initial community announcement, Huffines Communities has officially broken ground on the Solterra master-planned community in Mesquite, Texas, set to become the largest in the city’s history.

Huffines Communities plans to develop a total of 3,900 new homes and 300 townhomes on the 1,530-acre Solterra site. The community is anticipated to have a tax value of more than $1.6 billion, and the first phase of 787 lots is expected to be delivered in the fourth quarter of 2022.

“We are celebrating the building of homes and the building of relationships with Huffines Communities and others,” says Mesquite mayor Bruce Archer. “These houses will be a place for families to live and create relationships in the Mesquite community with new neighbors and new friends for generations.”

The Solterra community is located 11 miles north of Dallas’s central business district. Homes will start priced from $280,000s through the high $500,000s and range between 1,200 and 6,000 square feet in size. The project will include 560 acres of open space, which will preserve the pecan groves, orchards, and pastures that made up a part of the original Lucas Farms property.

The site is set to feature an abundance of amenities aimed at children and families, including a promenade park and a treehouse park designed by the Nelson Treehouse team, community playgrounds, a dog park, a beer garden, a food truck park, an event lawn, and craft fair/farmers market space. A new 30-acre lake will offer swimming, kayaking, and paddleboarding and also will feature a fishing hut, where residents can feed fish or go fishing from the wraparound deck.

A grand amenity center will include communal gathering rooms, offices with covered balconies, a coffee shop, and a 4,000-square-foot fitness center. The pool complex will offer an adult pool, an Olympic-sized lap pool, a children's pool with splash pads, a pool with slides, and a large sand beach with lake access. Over 14 miles of biking and hiking trails will be available with connections to the regional trail system.

Thirteen home builders are set to start construction in spring 2023: Cadence, CastleRock, Chesmar, David Weekley, FirstTexas, Gehan, Highland, HistoryMaker, Impression, MHI, Lennar, Shaddock, and TriPointe Homes.
