June Builder Sentiment: A Struggle Between Pace and Margin

Each month, Zonda surveys builders across the country to gauge sentiment around the housing market. This survey is intended to supplement Zonda’s proprietary database by asking builders more qualitative questions.

The anonymous survey covers everything from consumer sentiment to broader macroeconomic topics like tariffs and immigration. Results are tracked over time and analyzed geographically to capture real-time shifts in builder and consumer confidence.

A Bigger Incentive Package Than Last Year

In June, 53% of builders reported that consumers were receiving more incentives than they were a year ago, while another 40% said incentives were largely unchanged.

Builder comments suggest that many feel trapped between maintaining margins and preserving sales pace. As one builder put it, “Pace or margin. Pick your poison.”
