Zonda Economics reviewed conference calls from four major Multifamily Real Estate Investment Trusts (REITs), including Camden Property Trust, Essex Property Trust, Mid-America Apartment Communities (MAA), and UDR to gather intel on the latest trends shaping the rental market.
For Q2 2026, these REITs generally reported operating results that met or exceeded expectations, with several raising full-year guidance. The quarter told a story of a market that is still working through the aftershocks of a historic supply wave but trending in the right direction.
Operators emphasized resilient demand, record-low turnover, healthy renter finances, strengthening Sun Belt in-migration, and the first signs of returning pricing power as new deliveries begin to fade. As Camden’s leadership put it, “we are all looking for green shoots, and they’re becoming plentiful.” While executives are not yet declaring victory, some seem increasingly encouraged by the direction of the market.
