Neal Communities Reports Record August Sales

Southwest Florida builder has been on a roll--with mustard--since May.

Neal Communities said Wednesday it tallied 121 sales in August, shattering its all-time highest monthly sales record and bringing its 2017 total to 846 sales.

The builder’s summer sales streak began in May with 110 sales and continued in June, its previous record for monthly sales, with 116 new homes sales. In July, Neal Communities experienced a slight dip with 85 new home sales, and last month, with heavy buyer traffic and several new communities and model grand openings, Neal notched a new record, which was nearly 40% higher than last year.

“August, which is typically a slower month for sales, was our eighth best month in 2016,” said Michael Storey, president of the Lakewood Ranch, Florida-based home building firm. “For this August’s sales to eclipse all monthly sales numbers in the history of our company is an enormous testament to our professional, talented team and our company’s ability to continually and nimbly adjust to market demands. Lower inventory in the resale market has also helped propel our sales since our solid financial position allows us to provide a constant supply of inventory to the market.”

Grand Palm, the builder’s popular master-planned community in Venice, led with 26 sales last month. In July, Neal Communities unveiled eight new models, a new Discovery Center and a new entrance at Grand Palm. Visitors can browse through 10 professionally designed and decorated models ranging from 1,434 to 3,346 square feet. Potential home buyers can choose from architectural styles such as Mediterranean, Island, Spanish, Tuscan, British West Indies and French country.

Other notable communities included Silverleaf in Bradenton with 14 sales, Milano in Venice with 12 sales and two Hillsborough County communities, Waterset in Apollo Beach and FishHawk Ranch in Lithia with nine homes sold between them.

Neal Communities’ south region, which encompasses Lee and Collier Counties, saw 20 sales, including an impressive six sales at Watermark and five sales at Daniels Place. In North Naples, Neal South opened pre-sales at new community Richmond Park featuring its popular luxury villa style homes. Three of its neighborhoods are nearing complete sell out at Canopy and Reflection Lakes in Naples, and Estero Place, a private, gated community in Estero.

Neal’s luxury custom homes division, Neal Signature Homes, with prices starting from the mid $600s, was responsible for 11 sales.

Two of the builder’s high-selling communities have now completely sold out, including Windwood in Venice and Central Park in Lakewood Ranch. Others have limited opportunities remaining including Woodbrook in Sarasota with one move-in-ready home and The Inlets in Bradenton with only one waterfront home site remaining and a fully furnished model home.
