Since 1984, the Builder 100 has served as the industry’s definitive scoreboard, tracking the rise and scale of the nation’s largest home builders.
Created to meet the growing need for standardized comparisons during a period of expansion and consolidation, the ranking is compiled using direct surveys and supplemented with data from Zonda’s research team. While the core metric has been annual home closings, the list also tracks gross revenue, product type, and geographic footprint.
Its later expansion to include the Next 100 created a top 200, offering deeper visibility into both national leaders and emerging regional firms.
The top 10 reflects both stability and change, as seen below. Over the past 20 years, D.R. Horton has consistently held the top position in closings, with Lennar firmly in second from 2014 on. PulteGroup has remained a steady third since the 2014 swap with Lennar, and NVR has held fourth since its rise in 2010.

Those four, plus KB Home, have remained in the top 10 every year for the past two decades. Consolidation has shaped the lower half of the list, including CalAtlantic Group exiting after its Lennar acquisition and Sekisui House U.S.—the 2026 Builder of the Year—entering following multiple acquisitions.
Today, the Builder 100 functions as the longest-running and most consistent performance ranking, documenting the industry’s shift from a fragmented landscape to a consolidated, capital-driven enterprise.
