Big Bet on Indianapolis Pays Off for Epcon

Five years after entering central Indiana, Epcon Communities is building on its momentum with its largest development ever.

Having just reached five years in the Indianapolis market, Epcon Communities has purchased its largest development in its 40-year history. The home builder, which climbed six spots on the 2026 Builder 100 list to No. 53, has expanded to eight communities across central Indiana including three that are sold out.

The Indianapolis market, which has become a significant driver for the company’s growth, will now include The Courtyards at Heritage Trail on 180 acres in Zionsville.

“The foundation was laid five years ago with a bold belief in central Indiana. That success is a testament to the people who continue to invest their trust, talent, and belief in what’s ahead,” says Robyn Crawford, regional president of Epcon Communities. “Opening our largest community during our 40th anniversary year is an important milestone for our company and reflects the demand we’ve seen throughout the Indianapolis region.”

The Courtyards at Heritage Trail will include 342 homes spanning approximately 154 acres, with 26 additional acres permanently dedicated as parkland for the town of Zionsville. Slated for approximately two homes per acre, the community is designed to expand housing options for active adults. Epcon will preserve open space and enhance connectivity through walkable streets, trails, and shared amenities. Planned amenities include a clubhouse, fitness center, community garden, pool, and pickleball courts.

In its five years in the market, Epcon has developed communities in Carmel, Fishers, Noblesville, Westfield, and Zionsville to provide low-maintenance housing for active adults. Following site development, construction at The Courtyards at Heritage Trail is expected to begin.

Epcon says Heritage Trail creates new opportunities for people to stay connected to the Zionsville community, allowing longtime residents to downsize without leaving the town they love, welcoming former residents who want to return to be closer to family, and providing new neighbors the opportunity to become part of a community known for its historic charm, small-town character and exceptional quality of life.

Beyond residential development, Epcon has made additional investments in central Indiana through its recently established Epcon Communities CARES Foundation. The company supports organizations including Riley Children’s Health, The C.U.R.E. Foundation, the Boys & Girls Club of Noblesville, and Teter Organic Farm.
