
Rosewood Homes has started development on its Golf Villas neighborhood in the master-planned community of Estrella in Goodyear, Ariz. The builder will construct 61 homes in the gated community tucked into the surrounding mountain landscape along the Golf Club of Estrella.
Golf Villas will offer home buyers their choice of four floor plans in a variety of architectural styles that range in size from approximately 1,886 to 2,891 square feet. Three of the four home designs will be single-story plans while the fourth is designed as a partial two-story plan with the master suite located on the first floor. Each home at Rosewood’s Golf Villas will include standard features along with numerous opportunities to personalize each home, including optional “disappearing walls of glass” that provide seamless indoor/outdoor living.
Each Golf Villas home will be constructed (and independently tested) for sustainability with properties designed to be 40% more energy efficient than current building code requirements, and 60-to-70% more efficient than most pre-owned homes.
Homeowners will use a private road leading to a gated entry with a view of the 10th hole of the Golf Club of Estrella and nearby desert scenery. The development will feature open space spread throughout the community with 59% of the site preserved for a mix of passive and active recreational uses. The unique neighborhood is designed in a manner where homes are never placed back-to-back or directly across the street from another home, enhancing each homeowner’s privacy and views, according to Rosewood.
Golf Villas homeowners will also have access to numerous resident amenities within Estrella including two residents clubs – each offering a wide variety of features including resort-style swimming pools, exercise studios and a vast range of activities and community events. The community also boasts more than 72 acres of lakes for boating and catch and release fishing, community access to 40-plus miles of walking, hiking and biking trails, and multiple neighborhood parks with volleyball, basketball, Pickle Ball, and tennis courts.
Originally, the City of Goodyear and the master developer said 86 homes could be built on the property. However, Rosewood reduced the number to 61 to minimize land development costs and to maximize mountain and golf course views.
Rosewood expects models to start in late spring or early Summer with an estimated grand opening in the fall. The first residents are expected to move in spring 2019.
