WHY IT WORKED: Buyers flocked to the well-priced homes at North Village, one of four initial neighborhoods at Harmony on the Lakes, a 630-acre master planned community that will eventually feature more than 1,400 homes, 100,000 square feet of retail and office space, and a day-care center.

  • North Village is the only neighborhood in the area that features a neotraditional rear-entry garage product. Patrick Malloy Communities is currently the only builder at Harmony providing ranch-style houses.
  • The best-selling Roanoke model (shown) packs a lot into its modest 1,500 square feet, including a large master bedroom suite, two covered porches, and a two-car garage at the rear alley.
  • The topography at North Village called for a percentage of basement homesites.
