What Greenville’s Top-Selling Communities Reveal About Buyer Demand

Greenville’s housing market remains a story of scale, with public builders capturing the majority of sales.

The Greenville, South Carolina, new-home market has settled into a more normalized pace following the extraordinary swings of the pandemic era. The overall sales rate in the metro is 2.1 sales per month per community. Public builders are selling 73% faster than privates in the local market, which highlights how these largest builders benefit from aggressive incentives, mortgage buydown programs, and greater access to capital.

In fact, within the market, Zonda data shows public builders account for four of the top five builders locally (D.R. Horton, Meritage Homes, NVR, and Lennar). Stanley Martin is the only non-public in the top five and currently leads the group with an average sales pace of 3.9 homes per community per month. NVR follows closely at 3.5, while Meritage Homes posts a strong 3.3. Lennar and D.R. Horton averaging 2.9 and 2.8 sales per month, respectively.

Among Greenville’s top 15 best-selling communities as tracked by Zonda, affordability and attainability continue to drive demand. Nearly half (47%) of all sales occurred in homes under 2,000 square feet, 60% were priced in the $300,000s, and 27% of sales were attached product. While attached homes may not be the first choice for every buyer, they often represent a practical compromise that provides access to desirable locations, a lower price point, or reduced maintenance responsibilities.

Three communities illustrate the range of products that are succeeding in Greenville today:

  • No. 4: Mayberry Village by Stanley Martin commands the highest average sales price among the top 15 communities at roughly $767,000.
  • No. 8 Bridgeport: stands out for scale, offering the largest homes among Greenville’s best sellers with an average size exceeding 3,000 square feet.
