Integral Communities has announced the start of sales at the Northlake master-planned community in North Natomas, California, located within a short drive of Sacramento. The 577-acre lakefront community is expected to deliver approximately 2,175 single-family homes, 331 multifamily units, and 191 senior affordable units at full build-out.

The community’s first construction phase will include 1,137 single-family homes across eight new-home neighborhoods by Lennar: Shor, Lakelet, Watersyde, Wavmor, Crestvue, Bleau, Drifton, and Atla. All will feature a mix of single-level and two-story homes ranging from 1,774 to nearly 4,000 square feet in size. Bleau, Watersyde, Crestvue, and Atla will offer loft, patio, and deck options, as well as lake views from some lots, and the Atla homes will be built on the community’s largest lots, starting at approximately 6,600 square feet.

“Northlake will offer residents so much, from its unique sense of place connected to nature to sleek modern new-home designs and unsurpassed community amenities,” says John Stanek, principal at Integral Communities. “With eight new-home neighborhoods including opportunities for lakeside living, Northlake will appeal to a wide range of buyers and lifestyles.”

Among the available floor plans are four of Lennar’s Next Gen floor plans, a multigenerational home concept that includes a built-in auxiliary living space. All homes will include solar power and Lennar’s Everything’s Included program, which provides high-end features and upgrades such as home automation as standard.

According to the developer, the Sacramento metro area has experienced the biggest year-over-year housing growth in California, with 7,000 new homes built over a four-county area in 2020 and up to 8,000 more expected in 2021. “The Sacramento metro area continues to attract home buyers of all lifestyles, and we are delighted to introduce our beautiful new-home designs to the stunning Northlake location,” says Bob Tummolo, division president at Lennar. “Our quality, cutting-edge homes provide people, from first-time to move-up home buyers to young professionals and young families, with their ideal space in an outstanding location.”

Amenities at Northlake will include a 1.5-acre private club, which will offer a lap and lounge pool, a turf area, a hospitality bar, cabanas, an observation deck, and barbecue areas; a private party entertaining space; and a large number of neighborhood parks, walking trails, and paths around the property’s lake. Future development will include retail and a school for transitional kindergarten through eighth grade.

Thirty-three model homes are expected to be open for tours by late spring 2021.
