Stretching across the Denver market, New Home Co.—No. 85 on the 2024 Builder 100—has acquired land to develop 1,087 homesites in the coming months. New Home Co. entered the market in 2021 with the acquisition of Epic Homes.
The new homesites are across six communities—three in Aurora, one in Golden, one in Thornton, and another in Mead— and represent an estimated future home building revenue of more than $750 million.
“The Denver market is key to our expansion throughout the western United States. Our goal is to grow into a top five builder in the Denver MSA in the coming years,” says Matthew R. Zaist, CEO of New Home Co. “We’re fortunate to have access to capital and the investment in our home building platform from funds managed by Apollo Global Management."
In Aurora, New Home Co. recently acquired 91 homesites in the master-planned golf course community of Murphy Creek. Many of the detached homes are adjacent to the golf course, which is owned by the city and open to public play.
The builder is finalizing the acquisition of 227 homesites in the Harvest Crossing master plan in Aurora. This neighborhood will feature 89 two-story townhomes and 138 two-story duplexes with pricing expected to be some of the most attainable within Harvest Crossing. Located in phase two of the master plan, home buyers will have access to multiple large parks and playgrounds.
Additionally in Aurora, New Home Co. is finalizing the acquisition of 110 finished lots within the Windler master plan. Construction will begin immediately on the collection of two-story duplexes and single-family alley-loaded homes, with sales expected to begin in the first quarter of 2025.
In Golden, development is underway on a collection of 91 detached residences within Golden Overlook, one of the only large-scale new-home communities built in the city in the last decade, New Home Co. notes. The community has immediate access to the Green Mountain Trail network, which also connects to the entire C-470 and Foothills Trail networks.
Addressing the need for new homes in Thornton, which is currently a constrained market, construction is progressing on a collection of 361 homes in the Talon Pointe community. Set on some of the largest home sites in Talon Pointe, future New Home Co. residents will enjoy a large central community park and convenient access to downtown Denver.
New Home Co. will introduce a community of 207 in Mead that are thoughtfully designed single-family detached residences. Construction is set to begin in late 2025, with a launch of sales expected in early 2026.
New Home Co. has several actively selling neighborhoods in the greater Denver area. These include Millstone in Columbine, Woodrose at Painted Prairie in Aurora, and The Villas Collection at Sterling Ranch in Littleton. In late October, it opened a neighborhood at Ridgeline Vista—The Cottages Collection—in Brighton.
