Mattamy Homes has been named master developer for Newfield, a new traditional neighborhood development (TND) in western Palm City, Florida. With expansive open space and a town center, Newfield will feature villages of homes in varying styles, price points, and sizes. The homes will have rear-access driveways and garages to promote walkability and connectiveness of the community.
Planned over the last five years by financial journalist, Knight Kiplinger, Newfield's phase one will begin with 139 acres. The first village will serve as the town center with approximately 1,250 residential homes, restaurants, shops, small-scale offices, and recreational spaces. Ten miles of trails and the county's first gopher tortoise preserve are also planned. In 2020, Kiplinger worked closely with Martin County residents to obtain commission approval, including the proposal of a new zoning category for the project.
"Newfield will introduce a new standard for TND and open-space preservation on the Treasure Coast," says Dan Grosswald, Mattamy's Southeast Florida division president. "Newfield will be a multigenerational pedestrian-friendly community that will appeal to a wide variety of current and future Martin County residents. We are honored and privileged to have been selected to develop this amazing unique property and look forward to bringing the Kiplinger vision to life."
The tract of land, once known as Shadow Lake Groves, has been in the Kiplinger family for over 40 years. Over 2,300 acres will be left open to allow space for a 70-acre working farm with livestock; trails for hiking, biking, and horses; lakes and wetlands; and the natural Kiplinger Conservancy. Kiplinger and members of the original planning team will work closely as advisory with Mattamy Homes.
"This has been a labor of love—one that has brought me great joy," Kiplinger says. "I am convinced that Mattamy, with its great track record around America, including being selected to build the last section of the town of Celebration, an acclaimed model of TND development, is the right developer to bring Newfield to fruition." Construction will begin later this year. Sales are expected to open in fall 2023, with the first homes to be completed early 2024.
