Sales have begun at a new Illinois community on the grounds of a former banquet facility once used as a site for weddings and other events.
Chicago-based builder/developer Ascend Real Estate Group has started sales at the Estates of Montefiori, a community of 35 custom single-family homes and 52 luxury townhomes in Lemont, Ill. Four model homes are currently under construction and will be available for showings in late 2016. The 29.75-acre site was formerly home to the Montefiori Banquet Center, which closed in 2011; the property was rezoned for residential use in 2015.
The site is being reimagined as an upscale residential enclave that will add to the character of the town while delivering modern amenities, says Walter Rebenson, CEO of Ascend Real Estate Group. “With only 87 planned homes and townhomes, the property will offer homeowners a secluded community with extensive landscaping designed to preserve green space, as well as easy access to thousands of acres of forest preserve and parks in the immediate area," he says.
The development will encompass 11 custom single-family floor plans – including ranch, first-floor master and traditional two-story designs by local firm Anderson Associates Architects. Among the wide array of floor plans are several first-floor suite options geared to empty-nester buyers. Priced from $636,000 to $769,000 and ranging in size from 2,645 to 3,861 square feet, the homes will include three to four bedrooms, 2½ to 3½ baths, full basements with 9-foot ceilings and attached 2½- or three-car garages.
Each plan features a gourmet kitchen with 42-inch Aristokraft cabinetry, Bosch stainless steel appliances, Kohler fixtures, and granite or quartz countertops, as well as a generous master suite with walk-in closet and a spa-inspired master bath. In addition, all homes include hardwood plank flooring throughout living areas, a fireplace in the family room with stone surround and mantel shelf, as well as other finishes that many builders consider upgrades.
The community's townhomes will come in two styles – ranch and two-story – ranging in size from 1,916 to 2,348 square feet. Priced from $455,000 to $462,000, the townhomes feature two bedrooms with a study or a third bedroom, two to three baths, rear patios and attached two-car garages. Each plan includes a spacious kitchen that flows into the adjacent dining and great room, complete with fireplace, first-level laundry room, and large master suite with walk-in closet and private bath.
Building on a trend toward attached luxury homes, the townhomes are a mix of three- and four-unit buildings.
“These plans are ideal for buyers looking to downsize yet retain enough space to comfortably host family and friends,” says Rebenson. “And like the single-family residences, the townhomes feature high-end finishes that set them apart in this market.”
The community's outdoor areas will feature more than 600 new tree plantings, native grasses and perennials in commons areas, and a mini-nature preserve with water feature and walking path.
