13th Floor Homes, the home building division of 13th Floor Investments, has partnered with BTI Developers to create Arbor Parc, a 500-home gated residential community in Riviera Beach in Palm Beach County, Fla. The community’s first phase of lakefront single-family homes is open for pre-construction sales reservations, which are priced starting in the $200,000s.

Arbor Parc is 13th Floor’s first-ever Palm Beach community, and its first regional expansion outside of Tamarac, Florida. Its first community, Central Parc, sold out entirely in its first two years, and development is underway on its sister communities, Manor Parc and Hidden Trails.

The community’s price point presents a rare opportunity for first-time buyers or young families in Palm Beach. According to the Realtors Association of the Palm Beaches, home values in Palm Beach County have pushed past post-recession highs this year, up to a median home price of $335,000 in May 2017, up 7.9% YOY.

Homes are available in six models, each with three-to-four bedroom floor plans. The community will also feature a clubhouse, fitness center, and resort-style pool, in addition to playgrounds and community park. Palm Beach’s airport, beaches, and entertainment offerings are also located nearby.
