Toll’s Brooklyn Condo Captures Stunning City Views

Designed to blend in with its parkside setting, the Pierhouse project is a monument to upscale urban living.

One of the country’s largest builders of single-family homes knows a thing or two about multifamily development. Toll Brothers’ City Living division builds high- and mid-rise condos in several East Coast cities including Hoboken and Jersey City, N.J., Philadelphia, and the Washington, D.C., metro area.

Its luxurious new Pierhouse condominium complex in Brooklyn is a testament to the firm’s knowledge of what customers want in a luxury attached product. The 106-unit building, which opened in late 2016 in the 85-acre Brooklyn Bridge Park, is more than 85% sold out and has fetched some of the highest prices ever for condos in the area. One reason for its popularity is its proximity to the park, says David Von Spreckelsen, Toll Brothers City Living New York division president.

Spread across two riverfront buildings, many of the townhome-style residences offer double-height living room windows and private terraces with unimpeded views of the Manhattan skyline and New York Harbor. The majority of the homes are two levels, varying in size from one to five bedrooms across a range of 1,201 to 4,885 square feet, Von Spreckelsen says.

Luxe products and finishes include Gaggenau appliances, honed Calacatta Tucci marble countertops, American walnut cabinets, and 18-bottle wine storage refrigerators. Bathrooms are outfitted with Waterworks fixtures, Ruscello Fosso Picollo marble floors, and brushed nickel accents.

Owners have access to 24-hour concierge service, multiple fitness centers, a meditation studio, lounge, children’s playroom, pet wash, refrigerated storage, and on-site valet parking. Residents also enjoy select perks of the adjoining 1 Hotel Brooklyn Bridge, including a restaurant, spa, and rooftop pool and bar. The condominium is expected to achieve LEED Silver certification thanks to sustainable features like a rainwater irrigation system, high-efficiency LED lighting, undercounter compost units in the kitchens, and automatic energy-efficient solar shade systems.

The project stirred legal controversy in 2014 over the issue of whether the buildings partly block protected views of the river and city skyline, but a judge later dismissed the case. The architectural team designed the building to blend in with the parklike setting with large, landscaped terraces that traverse the façade and pull the flora of the park up and into the building, says Von Spreckelsen. Private rooftops and landscaped terraces complement the surrounding park as well.

“Most of our neighbors see the park as an incredible public amenity and valuable community asset, and they understand that none of it would have been possible without the private developments that help finance its ongoing operations,” he says.

Since launching City Living in 2003, Toll has completed construction on more than 30 multifamily buildings totaling almost 3,900 residences and is looking to expand into new markets in the near future, Von Spreckelsen adds.
