Duplex house plans are growing as a percentage of overall sales for Houseplans and its sister sites. Although they still only account for about 2% of plans sold this year, that's a sizable increase from this time in 2023, when they were just 1.4% of the total.
Here's a new duplex plan that would work well for a variety of different buyers, from growing families and couples who work from home to potentially extended families (if they purchase both units).
The exterior showcases still-popular farmhouse style with board and batten and dark windows. Sizable porches in front and back create space for outdoor living, even on a smallish lot (the plan only measures 50 feet wide). The garages (one for each unit) sit on the back side of the home. Let's look at the layout. Homeowners will appreciate the organized bench and cubbies on the way in from the garage, making it easy to sit down to take off shoes (especially during muddy seasons). This also makes a great spot for stashing pet supplies like leashes.
The main gathering zone showcases openness and flow. Each side steps out from the dining area to a back porch, and the garages in between make it so you can't see your neighbor's porch while sitting on your own. That's a nice touch for privacy.
Near the front of the home, an office offers a quiet place to work.
Upstairs, three bedrooms give each unit quite a bit of flexibility. Families with young children will appreciate the bedrooms being all on one level. Meanwhile, the main suite's sleek, simple bathroom shows off double sinks and a walk-in closet. Check out the spacious laundry room on this level.
