Friendly Buildings Multifamily Program

    Airbnb disrupted the hotel industry with its home sharing model, allowing consumers to rent out their homes to travelers. But the platform proved difficult for some multifamily development firms and property managers whose residents wanted to participate, raising questions about legality, community security, and liability.

    In response, Airbnb launched its Friendly Buildings Program in 2016. Enrolling in the program allows property managers to permit home sharing within their desired constraints by amending a resident’s lease and putting building rules in place for increased security.

    The program provides apartment owners and managers with a customized online dashboard that lets them know when residents are hosting, how many guests are staying with them, and how much money is being earned. It also lets them control building access and offers perks for allowing users to book short-term stays at apartment properties. Owners set the percentage of profit received from the residents, generating a new stream of ancillary income. In addition, offering home sharing options can be marketed as an amenity.
