Columbia remains a market defined by competing forces. Demand fundamentals continue to support housing activity, but elevated home prices, affordability pressures, and a cooler sales environment are creating some new challenges for builders operating in the region.

The market’s long-term outlook remains supported by solid demographic trends. Columbia’s population is approaching 890,000 residents, while household growth continues to outpace many mature markets. Household formation is expected to remain positive through 2028, providing a steady stream of potential buyers and renters. Meanwhile, median household income continues to rise, helping support housing demand even as affordability remains strained.

Adding to the area’s economic foundation is the presence of the University of South Carolina, which enrolled more than 40,000 students in 2025. According to a university study, the institution generates billions in annual economic activity across the region through payroll, purchases, and tax contributions.

Supply Remains Tight Despite New Deliveries

While market conditions have cooled from the rapid growth period seen earlier in the decade, Columbia remains structurally undersupplied. Zonda’s analysis indicates the market is currently undersupplied by roughly 3.7%, suggesting that long-term housing demand still exceeds available inventory.

Builders have responded by expanding community offerings. Active projects increased year over year, with 109 communities currently operating across the market. At the same time, quick move-in inventory remains relatively manageable, signaling that builders have largely avoided excessive speculative inventory buildup.

Affordability Remains the Key Challenge

Like most other markets across the country, affordability remains one of the market’s biggest hurdles. Columbia’s housing market is currently considered overvalued relative to local income levels, with home prices continuing to exceed income-supported pricing.

Still, the broader economic backdrop remains supportive. Employment levels continue to grow, unemployment remains relatively low, and household growth is forecast to continue over the next several years. Combined with the market’s ongoing housing deficit, those factors should help sustain demand even as affordability challenges limit the pace of future growth.
