IHP Capital Partners Buys 1,458 Acres for New 3,400-Lot Master Plan

In partnership with Scarborough Lane Development, IHP plans to deliver 3,400 finished lots in South Houston.

IHP Capital Partners has entered into an agreement to acquire 1,458 acres in Brazoria County, Texas, for the development of Peachtree, a new large-scale master-planned residential community located near the cities of Alvin and Liverpool.

The first transaction of the multiphase transaction has closed and encompasses 206 acres, the development of 535 single-family finished lots, a community recreation area featuring a lazy river pool, and a large outdoor shade pavilion. The full transaction is structured across multiple phases, with closings scheduled approximately every 18 months.

At build out, IHP and development partner, Texas-based Scarborough Lane Development, will deliver approximately 3,400 finished residential lots. Peachtree is planned to feature integrated amenities including retail use, land allocated for the potential use of two future elementary schools, and abundant parks, open space, and tree preservation areas.

Designed to meet the needs of first- and second-time homebuyers seeking attainable, lifestyle-oriented housing, the lots will primarily feature 40-, 50-, and 60-foot widths. With site work underway, the initial 535 lots are expected to be delivered in Q2 2027.

Scarborough Lane Development, which sourced the transaction, is managing horizontal development and brings extensive experience in Texas land planning, entitlements, infrastructure delivery, and the use of Municipal Utility Districts to support large-scale residential development.

IHP’s active residential projects include Kresston, a 1,400-acre community in Magnolia co-developed with Johnson Development Corp., and Sunfield, a 2,795-acre, award-winning master plan in Buda developed with Scarborough Lane.

IHP’s build-for-rent platform, TerraLane Communities, is also partnering with Scarborough Lane to develop TerraLane at Campo del Sol, a new rental community featuring 300 modern two-story homes within the 2,300-acre Campo Del Sol master plan in North El Paso.
