Greensboro has already surpassed 40% of its “Road to 10,000” housing goal, with 4,071 homes completed or under construction roughly 18 months after the initiative launched. City leaders say the program is ahead of schedule toward its goal of adding 10,000 housing units by 2030, an effort that has taken on greater importance as major employers expand across the region.
The housing need extends well beyond the initiative. Greensboro officials estimate the city will require at least 33,000 additional housing units to serve current and future residents across a range of incomes and housing types.
That demand outlook is being reinforced by large employment investments, including Toyota Battery Manufacturing NC, JetZero, and Boom Supersonic. JetZero alone has broken ground on a campus at Piedmont Triad International Airport and plans a $4.7 billion investment that could eventually create up to 14,500 jobs by 2037.
The near-term sales backdrop offers another encouraging signal. As of August, the broader Greensboro market recorded 1,344 new-home sales over the prior 12 months, up 24.9% year over year. Attached sales were especially strong, rising 67.8% to 515, compared with a 7.8% increase in detached sales to 829.
The stronger sales picture comes despite a slower labor market. Greensboro’s non-farm employment increased just 0.6% year over year in July, representing an addition of 1,000 jobs. While still positive, that pace has moderated from earlier periods. The metro’s unemployment rate stood at 3.8%, and Zonda forecasts annual employment growth of 0.6% for 2026 before improving to 0.9% in both 2027 and 2028.
Greensboro is adding housing fast, attached product is contributing meaningfully to sales growth, and major economic development projects could support future household formation. Yet slower near-term job growth and increasing lot and finished inventory reinforce the need for disciplined product selection, pricing, and submarket strategy.
