But for builders and developers planning beyond the next sales season, the more important question is what separates markets that endure from those that stall.
The new Zonda Market Fundamentals Index (ZMFI) available to Zonda National Outlook clients aims to answer that by looking beyond single-variable narratives. Instead of isolating one driver, it considers how demographics, labor dynamics, affordability, and housing production interact.
While no single formula defines success, the highest-performing markets tend to share a common trait: they benefit from multiple reinforcing strengths. Population growth, job creation, and demographic depth often work together, creating a more stable and adaptable demand base.
Reigning industry darlings continue to rank highly, but the results also point to a broader trend. Growth is expanding beyond a handful of headline metros, with select smaller Sunbelt markets emerging as competitive players. These markets may not match the scale of major metros, but when fundamentals align, they can offer similar long-term demand potential with less competition.
The Markets Lagging Behind
On the other end of the spectrum, lower-ranked markets offer a different but equally important perspective. The challenge is rarely a single weakness. Instead, it tends to be the absence of enough reinforcing fundamentals.
The bottom of the rankings included a broader representation of Midwestern and West Coast metros, where growth has been more limited or less balanced. In these markets, affordability constraints, slower household formation, or more modest employment growth can combine to dampen momentum. In some cases, even stable job bases are not enough to offset weaker demographic trends.
Looking Ahead
As the housing landscape becomes more complex, this distinction is becoming increasingly important for builders, developers, and investors. Identifying where fundamentals are stacked in favor of sustained demand and where they are not will play a critical role in guiding strategy in the years ahead.
