How to appeal to a wide swath of potential renters? Keep it simple, add flexibility, and focus on affordability. This head-turning design does all of that.

With 1,725 square feet and three bedrooms, plus a pocket office, the layout provides enough space for a small family or a couple, even with one of them working from home.

Jason Diederich of Advanced House Plans describes the plan as “designed as a narrow spec home that can easily be transformed into a multifamily unit through plexing.”

The design measures just under 26-feet-wide, and that’s with a front-facing garage. The juxtaposition of different materials, all in a cool color palette, reads as fresh and contemporary.

On the main floor, a small office sits near the entry and includes a pocket door to ensure quiet meetings. The great room flows into the dining area and island kitchen. Check out the surprisingly spacious pantry.

Upstairs, thoughtful design features include multiple points of access into the laundry room, one from the hallway and the other from the main suite’s bathroom. Speaking of the bathroom, double sinks in there add an upscale touch. 

“Overall, this narrow spec home is a fantastic option, showcasing a modern cottage elevation,” says Diederich.
