CoreLogic y-o-y price trends for February.

Washington showed the largest HPI gain of all states in February 2016 with a 12.4% year-over-year increase, followed by Colorado (+10.5%) and Florida (+10.2%).

CoreLogic analyst Molly Boesel notes that even after the 6.8% y-o-y increases, national home prices have some headroom--about 6.5%--below April 2006's prior pricing peak. Boesel makes note of the states with the highest appreciation rates, but also zeroes in on what's going on in the oil patch state of Texas. She writes:

Appreciation slowed in some oil markets, with Houston-The Woodlands-Sugar Land, Texas logging a 5.3% year-over-year gain and Midland, Texas logging a 3.6% year-over-year gain.
