chief economist Jonathan Smoke counts the ways prospective home buyers are going to need to put on their big-boys-and-girls pants if they're going to succeed in finding the home they want in the 2016 market.

Smoke notes that visitors to the site who are primarily focused on buying now account for 74% of traffic, which is 3% more than last April. He writes this of the record traffic and the higher share of buyers:

[The] buyer pool represents a huge and diverse range of people, from those with serious, short-term intent to those who face challenges and are just now starting to explore. Over half of the buyers in the pool today (51%) intend to purchase within the next six months.
