Instead of selling its home lots to custom home builders, the Hallsley development in Chesterfield, V.A. has been selling the 28 lots in its new The Woodlands section directly to prospective home buyers.
East West Communities began taking advance orders for the 1-acre lots, which are three times as large as other lots in the development, during this year’s Homearama showcase at Hallsley. Ten lots have sold in the last two weeks, at prices ranging between $170,000 and $230,000. As of Monday, 18 of the 28 lots remained, and all remaining lots will be offered to builders on Thursday.
“We wanted to give [a more discerning] buyer an opportunity to really pick their dream home site,” project manager Daniel Jones said. “And they will then have the opportunity, as they see fit and on their own time schedule, to really select a preferred builder of their choice and go through that process.”
A select number of custom builders, Biringer Builders, Creative Home Concepts, Falcone Custom Homes, Homesmith Construction, LifeStyle Home Builders, Main Street Homes, Perkinson Homes and Ray A. Williams Custom Homes, among others, have been approved to build in Hallsley. The development’s homes will be a minimum of 3,200 square feet, and pricing should start at $800,000 and up.
