Hanover County, V.A.-based Balducci Builders, led by brothers Chris and Dennis Balducci, has begun to develop a 49-home subdivision on a 15-acre site that they purchased in Mechanicsville, V.A. for $900,000 in 2007, just before the recession.“The location is unbelievable,” said Dennis Balducci.
“It’s in very close proximity to shopping, restaurants, Hanover County schools. If you want to build in this particular area, you really can’t get a better-located spot than where we are right now.”
The bulk of the custom-built homes in the new Gardenbrook development will be 2,500 to 3,000 square feet in size, although one home buyer has requested a 1,700 square foot home. Craftsman and traditional-style homes will be priced in the $300,000s, and a new Craftsman-style model currently under construction on the property is valued at about $450,000.Gardenbrook will mark the 15th residential development for Balducci Builders, which has been building in the Richmond area for 30 years. Chris and Dennis Balducci are supported by their older brother, Rick Balducci, who sells Balducci homes through his Balducci Realty real estate brokerage, and by a fourth brother, David Balducci, who is also involved in the family’s operations.
