Sacramento's Placer County has adopted changes that will make it easier to build a second housing unit on one lot. Sacramento Business Journal staffer Ben van der Meer reports on the new rule which changes the square footage required to build a second unit from to 5,000 ft. from 10,000 ft.

In addition, a deed restriction requiring the structure to be affordable housing would have development fees waived for second units consisting of 250-1,200 sqare ft. Senior County Planner Chris Schmidt explained how loosening restriction helps the county comply with it's housing element.

The rules help with changing degraphics as well as affordable requirements:

Schmidt said affordable-housing advocates in particular pushed for the changes. By assigning deed restrictions for affordable rents of an undetermined length to the secondary units, he said, the builder gets a break on fees and the county gets needed affordable units.
