A home site under construction in Poplar Woods, another Signature Green Properties conservation community.

Signature Green Properties has broken ground on Catalpa Farms, a 566-home “conservation” community of custom home sites in the Louisville, K.Y. area. Of this community’s 200 acres, 67 acres will be set aside as preserved open space, comprising both “ecologically sensitive sites” and “passive and active recreation areas”, according to the developer.

The community is expected to cost more than $250 million, both in Signature Green’s investment and in custom-home construction costs. The home sites will be clustered in “villages” of 10 to 30 homes, and the first 40 sites are expected to be ready this fall. Planned amenities for the community include a pool, clubhouse, dog park, community gardens and nature trails.

Catalpa Farms is one of two conservation communities under Signature Green development, after Poplar Woods in Goshen. Both communities have been chosen by the Building Industry Association of Greater Louisville as exhibition sites for the Homearama 2017 building showcase next July.
