A new master-planned community in South Florida is taking design cues from Miami’s modern architectural style and focus on luxury living.
Located in Doral, one of Florida's fastest-growing cities, the 319-home Modern Doral development will meet the growing demand for contemporary single-family homes in the area. It is comprised of three subdivisions, each featuring a different Miami Modernist look from the 1950s and 1960s.
Homes will offer four to six bedrooms and vary in size from 3,100 to 4,500 square feet with open floor plans, 10-to-12-foot ceilings, two- and three-car garages, panoramic windows, balconies, and tropical landscaping. Prices range from $860,000 to $1.5 million.
Created by local developer Terra, the homes have been a hit with buyers looking to put down roots in the burgeoning city once thought of as a suburb of Miami, says Terra president David Martin. A 2015 U.S. Census study found that Doral ranked as the third fastest-growing city in the nation. With a population that has more than doubled in the past 16 years, it is drawing young professionals and families seeking to take advantage of the city’s robust job market, high-quality schools, cultural amenities, and access to Miami-Dade's major thoroughfares and Miami International Airport.
Although construction won’t be complete until next year, 290 of the community's 319 homes have been sold, and Martin says he is not surprised.
“When much of the world looks at South Florida real estate, they see high-rise condos, but this market is home to a range of product types catering to a diverse buyer base," says Martin. "The sales activity we've experienced at Modern Doral is a real-world example of growing demand for design-oriented homes in desirable communities."
Amenities in the gated community include 24-hour security, public green spaces, and clubhouses with fitness centers, children's playrooms, libraries, business centers, family barbecue areas, and resort-style pools. It is adjacent to a 27-acre city park, where residents will be able to enjoy both recreational and eco-friendly activities, including a variety of features such as soccer fields, tennis courts, a nature reserve, biking and walking trails, and lake access.
The community is also adjacent to Terra's newly completed Doral Commons, a 140,000-square-foot Publix-anchored shopping center.
