New York City’s suburbs across the Hudson continue to see increased demand and rising new-home prices in 2014. Despite low lot supply in New Jersey, buyers who can’t afford city real estate are fueling the market outside it. While there is promising new-home inventory in single-family subdivisions across the state, it is still not meeting the demand. The top 10 (technically 11, with two tied for 10th place) single-family communities in the second quarter, according to Metrostudy data, are peppered around the state with most in central and southern counties. These bright spot developments for forthcoming new-home inventory each closed at least four homes in the second quarter and most have vacant developed lots in the dozens with an average of 53 VDLs among them. Two subdivisions—Regency and Summerfields—had 100 or more annual deliveries in the second quarter. The Four Seasons subdivisions are scattered about the top 10, and K. Hovnanian shines as the leading builder.
