Diversity is a critical ingredient in urban revitalization, and this 35-acre infill project has it built in. Working in partnership with the Chicago Housing Authority, ward alderman, city agencies, and various community groups, FitzGerald Associates Architects replaced a series of derelict public housing buildings with a mix of low-income, affordable (income qualified), and market-rate homes (both rental and for-sale) in a ­variety of building types including six- and nine-flat multifamily structures, townhouses, row homes, and single-family dwellings. Brick masonry, parapet walls, and arched windows and doors reference the architecture of adjacent neighborhoods, and a restored street grid connects the various communities, transforming the whole area into a series of integrated blocks with ­pedestrian-friendly streets. An existing ­avenue widened into a landscaped boulevard now links two parks, and a third park is in the works.
